Why gunite, and why it matters for Long Island yards

Gunite is pneumatically-applied concrete shot over a steel rebar framework. Unlike pre-formed fiberglass shells or thinner vinyl-liner construction, gunite gives you a structural monolith that can be shaped into anything — a beach entry, a vanishing edge, a built-in spa with spillover, a deep end where you can actually dive.

On Long Island, where soil conditions vary from sandy South Shore to clay-heavy North Shore, gunite handles the ground movement and freeze-thaw cycles that destroy weaker pool types over time.

Our build process

  1. Design consultation. On-site visit, yard measurement, conversation about how you’ll actually use the pool.
  2. 3D rendering. Walk through the design before we start. Adjust anything before the first scoop of dirt is moved.
  3. Excavation. Pool shape dug to spec, soil hauled off-site, base prepared.
  4. Steel. Rebar framework tied to engineering plan with proper spacing, ties, and reinforcement at every stress point.
  5. Plumbing rough-in. Suction lines, return lines, autofill, and equipment lines all set and pressure-tested before gunite.
  6. Gunite shoot. Pneumatically-applied concrete over the steel framework. One continuous shoot, no cold joints.
  7. Cure. Shell cures for 21–28 days with hand-watering to prevent surface cracking.
  8. Tile and coping. Waterline tile and coping set by hand to spec, mitered at corners.
  9. Plaster or polished aggregate finish. The final interior surface, hand-troweled.
  10. Equipment install and start-up. Filter, pump, heater, automation, lighting. System balanced, chemistry baseline documented.
  11. Walk-through. You learn the system. Warranty starts.

Eight to twelve weeks from excavation to start-up, weather permitting. Cure time for gunite is non-negotiable — anyone telling you four weeks is cutting corners that show up in cracked plaster within a year.

Is gunite worth it vs vinyl liner?

If you plan to be in the house for ten or more years, almost always yes. Gunite is more upfront — typically 50% to 100% more than a comparable vinyl build — but the shell lifespan is 50+ years versus a liner replacement every 8–12 years. Do you handle permitting?

Yes. We pull every permit your township requires — pool, electrical, plumbing, fencing, gas where applicable. Permitting timeline factors into the project schedule.

What kind of warranty comes with the build?

Structural warranty on the gunite shell, manufacturer warranty on equipment, and installation warranty on plumbing and finish work. Specifics are spelled out in the contract before you sign.

Can you build around existing landscape or structures?

Almost always. We’ve built around mature trees, against retaining walls, near septic systems, and on sloped sites. Access for excavation and gunite delivery is the practical constraint — we assess that during the on-site walk.
